How long does a commercial HVAC system last?

Commercial HVAC systems are more powerful and robust by design since they’re usually handling tougher challenges than an average system. Overall, commercial HVAC equipment will last anywhere from 10-15 years. You can extend the life of your equipment with proper maintenance to 20 years or more. We have customers with 35+ year old systems all because they were maintained properly on a regular basis.

Can you provide me with a repair estimate?
Yes, we will give you an estimate that covers the needed repairs that will get your equipment operating properly. We will also inform you of possible enhancements that will help add longevity to your HVAC/R equipment.
Do you offer ongoing maintenance packages?
Yes! We offer various packages, and we can customize our contracts to fit your needs. Another advantage is that we offer priority service to our contract customers. Purchasing a maintenance package or contract is a great way to save on ongoing maintenance costs and help you budget better in your business. How can I save money on my commercial HVAC costs?

We realize that every dime you spend on HVAC/R maintenance comes straight out of your bottom line. The good news is you can do several things to reduce your operating and maintenance costs.

  • It is important to properly maintain your system to catch issues early and avoid having them turn into larger problems later. A failing motor can cause a trickle-down effect that will put a strain on other components, causing them to overwork and eventually fail as well.
  • Dirty coils can damage and burn out motors and compressors.
    Loose or worn out belts will cause you to lose airflow and lessen energy efficiency.
  • Regular maintenance such as coil cleanings, filter changes, belt replacement, greased bearings, and keeping return grills cleaned will improve operation, thus saving you money.
  • Choosing energy-efficient equipment up front or when replacing existing units can and will result in long-term savings.
When should preventative maintenance be performed on my commercial HVAC system?

Both your heating and cooling systems will benefit from annual preventative maintenance. This is usually performed at two different times since they’re two different systems. For Texas businesses, it’s a good idea to schedule AC maintenance in the early spring so you can repair issues before you really need full-time cooling. For heating systems, early fall is a good time to schedule maintenance before the cold sets in. In some cases, with critical equipment, quarterly maintenance is best to catch possible breakdowns before they happen.

Do I need to clean my Air Conditioning Coils?

Yes, they should be cleaned annually!  Your outdoor condensing coil will get stopped up with debris that is airborne such as leaves, cottonwood, and airborne dirt.  You would be surprised to see how dirty the water is when cleaning the coils.  Your inside or evaporator coil needs to be cleaned with a non-abrasive cleaner and disinfectant.  This will also help prevent your drain pan from growing mold.  Mold can cause the drain to stop up and allow condensate water to cause a slip hazard, damage your ceilings, merchandise, and more.

How often should my air filters be replaced?

In most commercial applications, every three months is sufficient.  It is best to use pleated filters to help keep your coils clean and to improve the air quality.  In residential applications, there are many variances, especially if you have indoor pets.  Performing your own monthly visual inspections will be the best way to know how often they need to be replaced, but we recommend replacing them a bare minimum of every three months as well to lessen airborne particles.
